Little Silver is experiencing a boom at the moment. Bank-owned knockdowns and original-condition split-levels are selling just as fast as the new construction estates that continue to pop up throughout the Peninsula. Although not the first property in Little Silver that our clients had their eye on, 44 Lippincott Road represented a tremendous opportunity that matched their needs. The Spencers were moving from a 5,000+ square foot home in Brielle to the Little Silver area specifically because of the school district. With two budding actresses in their family, Red Bank Regional and their esteemed drama program are where it's at. Looking to downsize from their large shore area home, The Spencers presented us with a challenge. "Find us a home that is big enough for the four of us, but not more space than we need." That in itself would not be terribly difficult. However, when mixed the small geography of Little Silver, the current "sellers' market" conditions there, and matching up the timeline of their sale and purchase, a little bit of THRG magic was needed. 


David and Debbie are great buyers. They put trust into us as their Realtors. After sitting down and going through the options that were available to them, they were open to the possibility of a renovation as well as existing turn-key construction. Their search began to feel a bit like Goldilocks & The Three Bears. The small tudors around Branch Avenue were too small. The new construction options were not a downsize for them and just too big. Nici and I even took to mailing, door-knocking, and cold-calling throughout Little Silver to identify potential properties that would consider selling, though not currently on the market. Then, we decided to take a look at a home that had been for sale for a few months, 44 Lippincott. And, that was just right. 


44 Lippincott sits on a wonderful, extra wide street, within walking distance of the Point Road Elementary School and the Shrewsbury River. The block is lined with many similar original and expanded ranches. However, as Lippincott transitions into Winding Way you are surrounded by an array of custom shore colonials that have replaced the original ranches and split levels over the past 8-10 years. That presented a value opportunity. 


David and Debbie enlisted the help of Degnan Design Group, a design-build firm based in Wall Township, NJ to help conceive a modest expansion on the existing ranch-style home at 44 Lippincott. An added bonus was the existing in-ground gunite pool which neither Dave nor Debbie was looking for, but fell in love with on this specific property. I'm sure their girls won't mind it either! There was only one problem now. Like so many of the homes listed in this area at this time, the sellers had just accepted an offer from another buyer and had begun the attorney review process. 


Again trusting in our expertise, Dave and Debbie took our advice and recommendations. We successfully negotiated a them into a contract with the sellers with advantageous terms and conditions for the seller in our competitive offer. 


On May 26, 2017 David and Debbie on their purchase of 44 Lippincott Road in Little Silver, NJ. The prior owners did a nice job on the expansion and renovation of the pre-existing home. Demo permits have been pulled and Phase 1 plans are in place with David Winthrop Degnan Design Group, expecting construction to begin shortly. Little Silver is soon to have another gorgeously architected masterpiece home and a fantastic family in their neighborhood.

Home inspection services were handled by Mike Quigley of Quigley Home Inspections of NJ. Architecture and construction is to be completed by Degnan Design Group, Inc. out of Wall Township.
